Visit your local home center (Menards, Lowes, Home Depot) and pick up a replacement OEM or universal transmitter for your opener. Program it to the opener, then program your homelink following the instructions on page 246 of the 2012 GC Owner's Manual:

Nope, sorry. You need to have a working remote to program ("train") the GC Homelink. Don't know how the OP gets into his garage without a remote. Must leave the door open all the time. I provided a link for the manual with the instructions. If you can figure out a way to do it without a working remote, try it and post the alternate instructions. The problem is that, particularly for rolling code openers (which most openers manufactured in the last 10 years are), the remote has a "tag" that it sends embedded in the signal that the opener uses to validate you are using an "approved" opener and not somebody with signal generator that "stole" your signal. Most openers only allow a finite number of remotes to be programmed to them (usually a limit of 6 or so). So often the 1st step will be to get your opener instructions out, and
follow the process to clear all old codes from your opener to make sure you have "space" to add your GC. This process on most openers is to hold the colored programming button on the opener for 20 seconds or longer. Keep in mind that in doing this, all your current remotes will no longer work and must be reprogrammed to your openers individually (usually not a big deal). When you "train" your GC homelink button using your remote, the process can take 1+ minutes. When you push the colored
button on the back of your opener to allow for adding your GC as an additional "remote", the signal is only active for 20 seconds. So, in other words, the opener program mode does not project a signal for a long enough duration for the GC homelink to "train" against. Seems to me that spending $25-40 for a replacement remote is a pretty inexpensive fix. And the OP will have a working remote as a backup, provided he can put it some place he does not lose it again. If your opener is that old, it is not a rolling-code opener. What brand opener? Does it have the "programming" button on the back side of it (most do) and what color is the button? I still believe spending the $ for a replacement remote is not a big deal, and the best way to program your GC per the Owners Manual Instructions. This remote is available at Lowes or Home Depot and will work with any opener: http://www.lowes.com/pd_291694-38782-KLIK1U_0__?Ntt=universal+garage+door+remote&productId=3041572&rpp=16 However, I was able to program the homelink in my old Ford SUV this way on my previous house with a non-rolling code opener. (I could not get the remote to "train" the module in this SUV for some reason). It took several trys. No guarantee this will work: 1st, I pulled the SUV into the garage into a position where I was close to the opener, but clear of the garage door. I could reach the programming button by standing on my open door sill, allowing me to reach the homelink button at the same time (it was on the visor in the Ford, so I was able to unclip and rotate the visor through the open drivers door. With the GC if you have a sunroof, you might be able to stand in the opening and reach both the opener and GC buttons. Step 1 - Clear all old codes on your GC by pressing the two outside buttons for 20 seconds and/or until the indicator light flashes. (Note - you do not want to clear the codes on your opener, or you will lose the programming for your other cars also. Let's assume you have room to add the GC to the opener memory). You should only have to do this once. Step 2 - Push the "programming" button on your opener (there is usually a light that goes on to tell you it is in "programming" mode) and then very quickly push and hold the button on the GC homelink that you want to program. Do not release until the indication light starts to flash (in approx 20 seconds). If the "programming" button on your opener goes out, repush it - but do not release the GC homelink button until it flashes. If this sounds like you need 2 pairs of hands, get someone to help. Once the GC homelink indicator light flashes, you should be able to operate the garage door. You are basically following the Owners Manual (Page 250) instructions for a non-rolling code opener, and skipping the "training with remote" part: Programming A Non-Rolling Code Best luck...
