Although we’ve highlighted the lowest rates across our mortgage charts, borrowers should always keep in mind that the lowest rate may not be the best, or most cost effective, deal for them. Instead, it is important to consider factors such as product fees and incentives when comparing mortgage deals, as these can have a significant impact on the cost of the mortgage. Consumers unsure of which deal is right for them should consider speaking to a mortgage broker, who will be able to provide advice on the best deal for their circumstances.

Like last week, Virgin Money reduced a selection of its fixed rate mortgage products. It means that the provider continues to top the two year table with an offer that still provides £500 cashback and a free valuation as incentives. This is only available through intermediaries so if you’d like a directly accessible mortgage, consider first direct, which appears on the Moneyfacts best buy table. While its rate of 5.69% is larger for financing up to 75% of your home, it comes with a cheaper product fee of £490. It also comes with a free valuation as an incentive, but offers free legal fees instead of cashback.

Coventry BS continues to offer the lowest rate for three-year fixed deals for another consecutive week. While the rate of 5.53% can only finance up to 65% of your property, this provider offers other mortgages, increasing this interest by 0.10 percentage points for raising the maximum loan-to-value (LTV) threshold by 10%. Borrowers looking to finance 75% of their home can expect a rate of 5.63%, and for an 85% LTV your rate will be 5.73%. Whatever mortgage you choose, you'll receive a free valuation and free legal fees as incentives while maintaining the same product fee of £999.  

Finally, Virgin Money offers the best rate for five year fixed remortgage offers. Unlike its two year deal, this doesn't come with cashback and instead includes a free valuation and free legal fees as incentives. Again, first direct should be considered as an alternative on our Moneyfacts best buy chart. While its rate of 5.39% is greater, it can finance up to 75% of your property and comes with a cheaper product fee of £490. It also includes a free valuation and free legal fees.

In recent weeks the lowest rates on the remortgage chart have mirrored the homemover chart. This week is different.

Generation Home offers the lowest rate for two year fixed offers this week. Its offer can only finance up to 75% of your home and does not come with any incentives. For comparison, you could also consider West Brom BS, which offers the next lowest rate on the market and is included in the Moneyfacts Best Buy table. Its rate is 0.07 percentage points more than Generation Home, it also requires a £999 product fee and can finance up to 75% of your home. But it does include a free valuation as an incentive.

West Brom BS also offers a similarly structured three year deal which is the lowest rate on the market. It comes with the same rate, product fee and LTV restrictions, but offers a longer fixed term. Alternatively, for the same LTV, incentive and product fee you could choose Coventry BS. This lender’s rate is set at 5.63%.

Virgin Money offers the lowest rate for homemovers on the five year chart. However, instead of a free valuation and legal fees as incentives, it includes £300 cashback. As an alternative, first direct is once again listed on the Moneyfacts best buy tables at a rate of 5.24%. The mortgage includes a greater LTV of 75%, includes a free valuation as an incentive and a booking fee of £490.

First-time buyers who can afford a 10% deposit and want a two year fixed deal will find that Generation Home offers the lowest rate this week. However, this mortgage doesn't come with any incentives. In fact, the next lowest offer is from first direct, which offers a rate of 5.89%, includes a cheaper product fee of £490, and a free valuation as an incentive.  

Similarly, if you prefer a five year fixed deal, first direct offers the lowest rate in this corner of the market. This mortgage is structured similarly to their two year offer, only including a free valuation as an incentive. The next lowest rate comes from HSBC, which also charges a more expensive product fee of £999. At a rate of 5.49% you can also expect a free valuation as an incentive.

First-time buyers who can afford a smaller initial deposit of 5% will find that the top two year offer is also from first direct. This works slightly differently from the deals above as it doesn't include any product fees. Still, you'll be provided with a free valuation as an incentive. As an alternative, Barclays Mortgage offers a rate of 6.40%, no product fees and a free valuation. Both first direct and Barclays Mortgage appear on the Moneyfacts best buy chart.

Finally, if you'd rather lock into a five year deal, first direct offers the lowest rate. As for incentives, it includes a free valuation and does not charge any product fees. For an alternative HSBC offers a higher rate of 5.79%, no additional product fees and £500 cashback. Both offers appear on our best buy chart.
